Sylt (North Frisian: Söl, Danish: Sild) is the largest of the North Frisian Islands. Sylt was settled by the Frisians (King Frisians) around 900 and was part of the Frisian Uthlande. Later the island came to the Duchy of Schleswig, which was a fiefdom of the Kingdom of Denmark. The northern part of the island (Listland) was a royal Danish exclave until the German-Danish wars. In January 1300 the area of ​​Wenningstadt on the west coast and in 1362 the village of Steidum was swallowed up by the floods. The financial and debt crisis has exacerbated a long-standing problem on Sylt: The Gentrification. There is a lack of affordable permanent living space for locals in large numbers, as holiday properties and luxury villas as second homes generate higher returns. Many islanders have already become commuters in their own homeland. They had to move to the mainland because they could no longer afford the high rents and property prices. The island communities are trying to solve the problem, but their influence on speculation is limited. According to an expert opinion from November 2012, there will be a shortage of 2,850 affordable apartments for permanent residents by 2025. The island communities are already trying to create new communal living space on a smaller scale. The Schleswig-Holstein state government has promised € 20 million for the construction of new apartments.

Critics see the call for affordable permanent living space as an attempt by the remaining Sylt landowners but also by speculators to create more and more building land on the island and to densify the existing buildings more and more. The small Sylt communities (which were only gradually amalgamated) had not used the building code options to prevent the creation of more and more second homes and apartment complexes for decades. Rather, the citizens of Sylt created the building law prerequisites for the development of holiday homes and rental businesses and then gradually sold their land to the highest bidder, especially with the division of communities of heirs. This development has been spurred on by property prices that have been rising continuously for over 60 years. One square meter of building land in the simplest location on Sylt currently costs at least 1,000 euros. In the most desirable locations of Kampen and Keitum, single house building sites are now being traded for more than 10 million euros.
